Jordan Downs Phase S4 Completed

The recently completed S4 phase of Jordan Downs, known as Nueva Vida, marks a major milestone in the largest public housing redevelopment in Los Angeles history. Reimagining what public housing can look and feel like, it introduces a central pedestrian paseo that connects three phases of the development and strengthens ties between residents and the surrounding community.

Stoop-accessed apartments, semi-private front yards, and porches create natural opportunities for casual interaction among neighbors. Nueva Vida features a mix of housing types to meet the needs of different households, with garage parking discreetly tucked behind liner units to preserve a human-scaled, neighborhood feel. Ground-floor homes open directly onto shaded walkways, replacing the isolation long associated with public housing with layered, shared spaces that support daily life. Spanning from Century Boulevard to the Children’s Park at the heart of the site, the paseo network invites people to move and gather as a community, while connecting them to vital resources.

We’re proud to partner with The Michaels Organization and HACLA on both Phases S4 and S5 of this project. Jordan Downs reflects the ongoing commitment to building a public realm shaped by and for this generations-deep Watts community.
