Jordan Downs Phase S4 & S5

193 Units of Varied Dwelling and Multi-Family Apartments

Jordan Downs Phase S4 & S5 advances the revitalization of one of Los Angeles’ most historically significant communities, long rooted in family life, culture, and resilience in South Los Angeles. The project builds on this legacy through a design approach that views housing not as isolated buildings, but as a framework for community connection, shared space, and pride of home.

The program distributes 190 family apartments across a mix of varied dwelling and multi-family building types, carefully knit together by a large central community open space. Approaching the design as a vibrant, connected urban village allows the park to serve as an anchor that creates a clear organizing element around which daily life unfolds, supporting visibility, safety, and belonging.

A layered network of outdoor courtyards, gardens, and play spaces extends the park into the residential fabric, offering spaces for informal gathering, recreation, and intergenerational interaction. These shared environments are designed to strengthen social ties, reinforce neighborhood identity, and provide meaningful access to open space for residents of all ages.
